There are many costs involved in building a home. Luxury custom homes require a lot of work from both physical and mental standpoint. You will need to think through everything before you start off with the project of building your custom home.

Research
It is a good idea to research various custom home builders. Find out about each one’s program for the building process and how they intend to control costs while still producing the home you want with all its amenities. There is a lot of variety among custom home builders and their approach to managing these things, and it is important to understand them. If you don’t understand their approach, then it’s likely that they don’t have a well-organized approach. After narrowing your search to the top 3, meet with them to determine if you are compatible with them and feel they can be trusted with your investment.

Buy a manageable Lot
The cheapest lot available is almost never the most manageable. Lot selection is critical to the budget. While anything is possible from a construct ability standpoint, it may not be within your budget to build large retaining walls and a three-story home with an elevator in order to accommodate the topography of the lot. In fact, you may be better off paying a little more for a lot with almost no topography. Not to mention, the various costs of installing public utilities can vary widely from lot to lot. For example, if the lot requires septic, a septic system must be designed and approved before it can be installed and can add quite a bit to the budget especially if the lot is small or in the flood plain, etc. It is therefore important to have your builder help you with lot selection. Your builder will be able to advise you on the best lot for your overall budget, knowing the home you want to build. Far too many luxury custom homes exceeded their budget simply because of poor lot selection.

Live Big, Do Small
The costs involved with building a big home are high. However, a smaller space that is well thought out and well built can often provide more enjoyment than a big house that isn’t. So, consider finding dual uses for spaces and encouraging the architect to keep the home efficient in order to give you what you want and still keep costs manageable. Custom home builders will help you through the process. Also, your budget might not allow you to build extra rooms at the time. You can always ask your builder to leave room for further construction in future.
